EVENTS OF SIGNIFICANCE IN THE HISTORY OF LAUREL OAKS

2006 - Pool deck resurfaced with decorative pavers

1995 - Beginning February 1995, Thomas Construction began a "rebuild" project in Laurel Oaks to add a new screen room enclosure on the units that had an open second floor balcony due to leakage problems to downstairs porches.. The project consisted of demolition, framing, roof covering, gutter, exterior siding and trims, interior finishes, paint and stain, screen enclosure, cleanup and exterior doors. The total cost per unit was $6,576.00.

1995 - Tennis court soil depression was filled and court was totally rebuilt.

1995 - From the beginning of Laurel Oaks at Country Woods Condominiums Association, Inc., 1986 until September 1995 we suffered many leaks due to the plastic polybutylene plumbing components used on our plumbing systems. Laurel Oaks successfully proved its case to the Plumbing Claims Group, a service company formed to investigate and resolve problems with the plastic components and was accepted by the Group as part of the class action suit against Dupont Corporation to have all polybutylene fittings replaced. Beginning in the fall of 1995 and spring of 1996 Midway Plumbing Service, Inc., 10522 Seminole Blvd. Largo, FL, went from unit to unit, taking approx 4 days per unit, put in new pipes, fittings, drywall repair, painting and cleanup.

Originally there were three Associatons, the Condominium Association, Country Woods Homeowner's Association of Dunedin, Inc. and Laurel Oaks Master Associaton. Casa Bay Corporation, a Florida Corporation was the Developer of Laurel Oaks at Country Woods and Harbour Towne, Laurel Oaks being condominiums and Harbour Towne being luxury rental apartments. During this time, membership in each of these associations was mandatory for unit owners. The primary recreational facilities for use by owners of the units in Laurel Oaks at Country Woods was an unheated swimming pool, spa, a tennis court and a recreation pavilion. These facilities are located on the property that would be owned by the Laurel Oaks Master Association and is located in the center of the Laurel Oaks deveopment. Upon completion of the development of the first property in the Laurel Oaks development, the Developer would convey free simple title to the recreational property to the Laurel Oaks Master Association.
